For unrented properties, we offer the following tenant placement services:

    For properties available for rent for 6 months or more, we advertise your property on various rental platforms to potential renters.

  • Tenant Qualifying:
    We screen enquiries from potential tenants.

  • Rental Showings:
    We show your property to potential renters.

  • Tenant Vetting:
    We conduct tenant vetting, including reference and credit checks.

  • Lease Preparation:
    We handle all tenant-related administrative tasks including lease/rental agreement preparation.

  • Tenant Move-in/out Inspections:
    We conduct tenant move-in/out inspections.

  • Deposit and Rent Collection:
    We collect first month’s rent and security deposits on your behalf.

    We collect monthly rent on your behalf.

  • Financial Reporting:
    We maintain financial records with monthly and year-end reporting.

    We conduct regular property checks (inside and outside) to ensure everything is in order.

  • Tenant Dispute Resolution:
    We handle eviction notices and offer tenant dispute resolution support, including representation during arbitration proceedings.


Vacant Property Inspection

For vacant properties, we offer the following enhanced services not only to address insurance requirements, but to offer you greater peace of mind.

  • Enhanced Property Checks:
    We provide enhanced property checks (inside and outside) for vacant properties to ensure everything is in order. This includes checking for:

    Exterior damage from storms
    Vandalism and break-ins
    Plumbing and appliance leaks
    Electrical outages
    Heating operation

  • Inspection Reporting:
    Following each property check, we send you an inspection report. Any urgent findings are communicated to you immediately and include photos.

Tenant Services

We know how daunting and time-consuming it can be to find the rental property that fits your needs. We take the stress out of your house-hunt by offering you the following tenant services:

  • Free Consultation:
    To start off, we discuss your rental preferences, favorite neighborhoods, and other factors that help us find your ideal rental property.

  • Rental Property Search:
    We then search through properties to find your perfect home within your selected criteria (location, price, desired amenities, etc).

  • Rental Property Viewings:
    We schedule appointments to view suitable rental properties, visit these properties on your behalf, and report back to you our findings (with video footage for your review).

  • Rental Application Submission:
    We prepare your rental application and other paperwork for your review and approval, then submit it on your behalf.

  • Lease Negotiation:
    Upon acceptance of your rental application, we review your rental lease, negotiate terms as per your needs, and submit it on your behalf after your approval and signing.

  • Relocation Support:
    We schedule movers to transport your belongings to your new home. Upon your arrival, your keys will be waiting for you.
